The locality Until the mid-19th century, the western peninsular of the Isle of Wight served two main purposes; it provided a rural idyll for the few people who lived there and supported a small fishing fleet. It also provided information on the movements of potential enemies, the word 'tout', from which 'Totland' is derived, meaning 'look out' or 'spy' in early English. It was obviously good at this, since there has been no attempt at invasion since the abortive French one in 1545, which was repulsed but which did result in the loss of the Mary Rose.



Totland Bay resembles a miniature Deauville. In 1860 the Duc de Morny was introduced to Deauville by his doctor, who recommended the sea air for the Duc's health. The Duc, who famously knew a good thing when he saw one, decided to build a seaside resort there for the rich and aristocratic – who were generally the same people. The Totland Bay Estate Company was formed in 1870 and a glance at the architecture designed for the two resorts suggests a considerable influence.



Jenkinson's Guide to the Isle of Wight (1876) speaks of Totland's "beautiful smooth sands suitable for bathing and bathing machines" and a new road was built from Totland, via Colwell, to Yarmouth to meet the anticipated demand. Stevens Directory of 1883 reports: "The village is delightfully and pleasantly situated at the head of a fine open bay, the mighty ocean is seen in all its grandeur, while the sands are fine and clean and well adapted for bathing. A splendid view is obtained from the beach and from the new hotel on the summit; a grand scene as far as the eye can reach."



Unlike Deauville, Totland there is no casino and no racecourse but the grand plan is still there, the Scots Pines and Holme Oaks, the towering Edwardian houses with substantial gardens. This is still the affluent and elegant resort which the Totland Bay Estate Company first identified in 1870. And it is into their broad plan that architect Lincoln Miles has inserted Headon Reach, his inspired 21st century take on a 145-year-old vision.



The surrounding coastline has some exceptional landscapes with fine sandy beaches and rocky coves that lead to Alum Bay and The Needles. There are a range of facilities available close by in Totland and adjacent Freshwater. The renowned beachfront restaurant The Hut is nearby in Colwell Bay whilst the historic harbour town of Yarmouth with its regular ferry service, Yacht/Sailing clubs, restaurants, pubs and shops are only less than a 10 minute drive from the property. The approach has been to deliver a 21st century solution which offers a suitable and exciting contrast. The elevations provide steps and shadow lines which are individual to each; providing a unified theme but with variation. Lincoln Miles Architecture (LMA) Lincoln Miles LMA is perhaps best known for its involvement with three separate Channel 4 Grand Designs TV episodes… It was Lincolns' 'House in the Trees' that was selected by Kevin McCloud as one of the programme's Top Ten Houses. Planning Consent (reference P/01454/17) Was granted on 28th June 2018 subject to a legal agreement dated 26th June, a copy of which is available from the selling agents.
